Meet The HighBridge Team

Paul Gradeff has more than 30 years of experience in development, real estate acquisitions, asset management, and consulting in markets nationwide. His expertise extends to the sourcing of productive assets, negotiating beneficial terms, and underwriting risk and financial exposure for both development and existing projects.

For over seventeen years, Paul has directed HighBridge through multiple real estate cycles and has adeptly managed change and risk to provide optimal returns for its clients and investors. Currently, with demand for housing exceeding supply, Paul is committed to developing an essential product for communities and generations to come.

Paul previously served as Vice President of Investments for WinShip Properties, a San Francisco-based real estate investment trust.

As the Acquisitions Underwriter and Investment Specialist for GE Capital Investment Advisors, Paul represented such pension fund clients as the California Public Employees’ Retirement System and the Sacramento County Employees’ Retirement System.

Paul sourced, underwrote, and negotiated equity and debt transactions for multi-tranche partnerships, joint ventures, pre-sales, participating mortgages, and construction and permanent loans.

Performed financial analyses and assessed market conditions.

Recommended more than $500 million in office, industrial, retail and multifamily property acquisitions.

Paul holds a B.S. in business administration, with a concentration in real estate and finance, from the University of South Carolina. He is a licensed real estate broker in California, and a member of the National Multifamily Housing Council and the Guardsmen.

Brett Callaghan is the Director of Business Development for Progress Carolina, with more than 30 years of experience working in various capacities of both land development and building construction. His big-picture thinking is a significant asset in this role. He has the admirable capability of figuring out how to accomplish almost any task at hand. Paired with his mindset of never giving up because there is always a solution, HighBridge clients know that Brett is a force to be reckoned with when guiding projects to successful completion.

Brett has been responsible for the continuing success of Progress Builders/Highbridge Properties by accurately controlling the completion of consecutive multi-million dollar developments. These projects were completed by utilizing his vast expertise in coordinating site development and construction practices to maintain stringent construction timelines. Brett oversees:

  • All field management, civil design standards, supervision of multifamily communities under construction.
  • Site acquisition, entitlement, and development stage through release of the project to the asset management team.
  • Mentoring field managers who supervise multi-family communities under construction.
  • Land development and site infrastructure processes from preconstruction through landscaping.

Prior to joining Progress Builders/HighBridge Properties, he held the position of Senior Construction Manager with Toll Brothers where he was responsible for closing 30 high-end luxury homes a year under budget with no callbacks.

Additionally, Brett brings 20 years of experience in the building industry and vast knowledge of Site Development and Site Excavation into the mix. His latest job was with Griffon Associates as a Project Manager where he was responsible for a $40MM Green Building with Platinum LEED Certification development.

Brett received an Associate degree in Aircraft Structural Engineering from the Community College of the Air Force. As an ongoing practice to desire the best, accept a challenge and strive for higher accomplishments; he has successfully completed AIA Continuing Education including:

  • Construction Management Heavy Construction Estimating
  • Retaining Wall Design and Slope Stabilization Techniques
  • The Lorman Education Building Codes Seminar

Phil Hofmann is an independent investor with more than 25 years of institutional real estate and investment experience. Since leaving Oaktree Capital Management in 2015, Phil has been largely retired, investing for his own account. Phil serves on the Boards of The Browning School, an NYC private K-12 boys school, and several other start-up companies. He is a volunteer docent at The 9/11 Memorial & Museum and enjoys spending time with his teenage boys and dog, and a wide variety of activities and hobbies.

Phil joined Oaktree in 1999 as a senior member of the real estate team, playing a key role in the investment and management of the firm’s real estate funds. His responsibilities covered acquisitions, dispositions, financing/refinancing, asset management, development, and redevelopment. Properties included offices, hotels, retail, residential, land, and miscellaneous property types. Prior to joining Oaktree, he spent six years at the Taubman Company, in Bloomfield Hills, Michigan. Phil holds a B.S. in Accounting from Lehigh, and earned his MBA with Distinction in Real Estate from The Wharton School at the University of Pennsylvania.
