In addition to acquiring existing properties, HighBridge Properties moves further out on the real estate risk/return spectrum and develops rental apartment communities and off-campus student housing projects. 

Rental Communities

We develop garden-style apartment communities in select markets in the western U.S., seeking well-located sites and the same type of market dynamics as when we buy existing properties:  well-established or fast-growing submarkets that have strong historical and/or forecast supply/demand fundamentals. We acquire both entitled and un-entitled sites and are accustomed to working closely with local governments and community groups to address their concerns, accommodate their needs and minimize the impact our projects will have on the environment. 

Off-Campus Student Housing

We also are a partner in Progress Student Living (“PSL”), a vertically integrated construction and development company that specializes in developing high-quality student residences at a competitive price point in markets throughout the U.S.  Based in Myrtle Beach, S.C., the PSL team focuses on developing student housing communities near colleges and universities with enrollments of 10,000 or higher in markets that have high barriers to entry. Recently completed projects include:
  • Progress910, a 168-unit rental community with 528 bedroom/bathroom suites near the University of North Carolina Wilmington in Wilmington, N.C.; 
  • Monarch301, a 180-unit rental community with 546 bedroom/bathroom suites near Georgia Southern University in Statesboro, Ga.;
  • Monarch544, a 128-unit rental community with 440 bedroom/bathroom suites near Costal Carolina University in Conway, SC.
PSL differentiates itself from other student housing developers by building a durable, high-end product that will stand the test of time. HighBridge's partner in the venture, Progress Builders, is an experienced apartment developer whose expertise in all facets of the construction process allows the PSL team to design and build properties that are superior to and more cost-effective than their competition. 

PSL student residences offer fully furnished, luxury apartments in a wide range of floor plans. The properties feature community and unit amenities that are most in demand by student renters, such as 24-hour fitness centers, high-speed Internet connections, cybercafes and study lounges, outdoor patios with resort-style pools, walk-in closets, and in-unit washers and dryers.
