Paul Gradeff has more than 30 years of experience in real estate acquisitions, asset management, consulting, finance and development in markets nationwide. His expertise extends to investment underwriting, asset and property management, tenant leasing, investment marketing and sales, and negotiating and closing asset acquisitions and dispositions. He also has appraised properties and performed market studies and feasibility analyses for developers and other property owners.

Paul previously served as Vice President of Investments for WinShip Properties, a San Francisco-based real estate investment trust, where he was responsible for acquiring and managing more than $100 million of commercial properties in Northern California and arranging for more than $300 million in equity and debt financing. While with WinShip, he also marketed and sold more than $90 million in assets as well as developed strategies for the corporate restructuring of a publicly traded real estate company.

Earlier, as Acquisitions Underwriter for GE Capital Investment Advisors, Paul performed financial analyses and assessed market conditions in recommending more than $500 million in office, industrial, retail and multifamily property acquisitions. He represented such pension fund clients as the California Public Employees' Retirement System and the Sacramento County Employees' Retirement System. He also was responsible for sourcing, underwriting and negotiating equity and debt transactions for multi-tranche partnerships, joint ventures, pre-sales, participating mortgages, and construction and permanent loans.

Paul began his real estate career by working on several build-to-suit development projects for an East Coast developer. He later was a Commercial Real Estate Officer for PNC Bank Corporation in Pittsburgh, where he helped restructure many of the bank’s real-estate-owned properties and provided valuation and consulting services to the real estate lending department. He also worked for Delta Associates, an independent real estate consulting firm that serviced developers, owners and financial institutions.

Paul holds a B.S. in business administration, with a concentration in real estate and finance, from the University of South Carolina. He is a licensed real estate broker in California and South Carolina, and a member of the National Multifamily Housing Council, the Belden Club and the Guardsmen.
